Not Every Asset Has a BIM Model - So What?

Existing infrastructure represents the majority of many organisation's asset portfolios. The absence of a BIM model should not prevent an Asset Owner from creating trusted asset information.


Much of the conversation around BIM focuses on new projects.


New buildings.

New infrastructure.

New BIM models.

New digital workflows.


But there is a problem.


Most Asset Owners do not manage only new assets.


They manage portfolios built over many years - and sometimes decades.


Universities have existing campuses.

Hospitals have existing buildings and equipment.

Road authorities have established road networks.

Water authorities operate treatment plants, pipelines and pump stations.

Rail authorities manage infrastructure that may pre-date BIM by many years.


Much of this infrastructure has no BIM model.


Instead, its information may be scattered across:

Let's BIM-model all our existing buildings.

Activation Does Not Mean Modelling Everything


This is an important distinction for Asset Owners.


There are different levels of information activation.


Level 1 - Document Access


Make existing drawings and documents organised, searchable and accessible.


Level 2 - Structured Information


Extract important information into structured datasets.


Level 3 - Asset Register


Create reliable asset records with unique identifiers, classifications and locations.


Level 4 - Spatial Information


Connect assets to buildings, floors, rooms, road sections, treatment areas or other locations.


Level 5 - Digital Model


Where there is sufficient value, create or develop BIM/3D models.


Level 6 - Integrated Asset Information


Connect validated information to systems such as CAFM, CMMS, IWMS, GIS or other operational platforms.


This means the Asset Owner can choose the appropriate level of information maturity for the business need.


Not every asset requires the same treatment.


Technology Can Accelerate the Process


Modern technology makes legacy activation increasingly practical.


Structured property data can be associated with infrastructure objects.


Existing information can be connected to databases.


GIS can provide geographic context.


BIM platforms can be used where a 3D representation adds value.


Scanning and reality capture can help where drawings are missing or unreliable.


AI can increasingly assist with identifying objects, extracting information and interpreting relationships within drawings and other records.


But technology should come after the information requirement.


The question should not be:


What technology can we use?

It should be:


What information do we need, what do we already have, and what is the most appropriate way to activate the gap?


Validation Is Just as Important for Legacy Information


There is a danger in assuming that because information has been extracted from an old drawing, it is automatically reliable.


It isn't.


Legacy information can contain:


  • Outdated equipment

  • Incorrect room numbers

  • Duplicate identifiers

  • Missing assets

  • Inconsistent naming

  • Inaccurate locations

  • Superseded drawings

  • Conflicting records


Therefore, the same principle applies:


Information must be validated before it becomes trusted information.

  • Enrich it where necessary.

  • Validate it against the Owner's requirements.

  • Build trusted asset information progressively.


Because the ultimate objective is not:


Every asset must have a BIM model.

It is:


Every important asset should have information that the organisation can trust and use.

That is the bridge between legacy infrastructure and digital asset management.
